What E.I.F.S. actually is

E.I.F.S. is a multi-layer exterior wall system: insulation board fastened or adhered to the substrate, a base coat with embedded reinforcing mesh, and a textured finish coat over the top. Done right it insulates, sheds water, and gives you a seamless architectural finish. Done wrong — or left unmaintained — it traps water inside the wall assembly, which is where E.I.F.S. earned its bad reputation in the humid Southeast.

Repair and recoating

Most of the E.I.F.S. work we see is repair, not new installation. Common failures include cracked or breached finish coat, failed sealant at windows, doors, and penetrations, impact damage at grade level, and staining or organic growth across the elevation.

Repair means matching the existing texture so the patch is not a visible rectangle on the wall, re-sealing every joint, and recoating with an elastomeric or breathable finish appropriate to the system. We soft wash E.I.F.S. — never high pressure, which can breach the finish coat and push water into the insulation layer.

Maintenance that prevents expensive failures

E.I.F.S. is a water-managed system, and sealant is the weak point. Inspect the sealant joints at windows, doors, penetrations, and terminations annually. Keep grade and mulch away from the base of the wall. Soft wash rather than pressure wash. A few hundred dollars of sealant maintenance prevents wall-assembly repairs that cost many times that.
